When will the house construction start?
The infrastructure work for the roads, external walls and underground power cables is expected to continue to July 2008 when the first houses are built.
When will the house construction finish?
Each house is expected to take 10 - 12 months to complete ensuring the highest quality.
What is the standard of finish?
Fully fitted kitchens and bathrooms with modern high quality appliances are standard. Buyer will have choice of colours and patterns.
What is the warranty period offered?
A five year structural warranty is given on all residences.
Can I change the design?
Yes, we allow internal changes to the rooms but wish to maintain the house ‘footprint’ and exterior look and colouring.
What are the common areas for Phoenix Lakeside?
Essentially the internal roads, the main bridge, the entrance bridge and road.
Who maintains the development?
A legally appointed management company will maintain the lake and roads, rubbish disposal and provide security. Each house will pay a monthly maintenance fee.
What can you expect in the base design?
All houses are 4/5 bedrooms, ensuite, with walk in wardrobes, swimming pool, carp pond, security, internet, wood and homogenous tile finish throughout. Landscaped gardens that are beautifully illuminated.
Will there be ugly cable poles and power lines in the development?
NO. All electrical and telephone cable is buried underground.
FINANCE
What are the payment terms?
All payments to be made in Thai Baht (THB).
- 100,000 THB upon booking.
- 30% upon signing the sales and purchase agreement.
- 40% upon completion of roof.
- 30% upon transfer of title deed including payment of ‘sinking fund’.
Can I get mortage financing?
Yes, Bangkok Bank are currently lending for purchase of home and property (please visit www.bbl.co.th for home loans for non-residents).

Could I rent the property if I used it as a holiday home?
Absolutely! Pattaya has a good rent potential for high end executives and expatriate families.
Can I buy off-plan?
Yes of course. Off-plan has the highest potential to make money. Get in first! If you choose to purchase later then there will be escalated demand costs.
What other costs are there in purchasing and maintaining a property?
As described earlier the Management company will be responsible for the up-keep and maintenance of Phoenix Lakeside. A ‘once only’ payment called the ‘sinking fund’ is taken from all 18 owners who form a committee to decide how to spend this money for the maintenance and development of Phoenix Lakeside. This is calculated on a THB/sq.m basis. Standard utility bills are paid direct by the owners for electric, telephone and cable. The Management company is not involved with the collection or administration of utility bills.
